Roll out of Neighborhood Workspaces concept at 8th Avenue Location

Goal: To understand the market and become experts in the provision of business accommodation of small businesses in the Ocala market in search of incubator and light industrial space.

The goals of this system are outlined below. Small business customers move faster than most. Their space requirements are rarely stable and their need for expedience is greater than mid to large sized companies.

 

By the end of November we anticipate having two additional signed leases for office warehouse space at our 8th Avenue location. In the meantime we are renovating spaces on a rolling schedule in order to provide availability at the time of customer need. Over the next quarter we will also investigate converting manager’s apartments to rentable office space in order to include in the Neighborhood Workspace concept.

Save more than your stuff...

 

Ocala, FL December 1, 2008 – Neighborhood Storage Center will endeavor into cause marketing with their new "Save more than your stuff..." campaign. A series of five posters each focuses on an Ocala area community organization. The company has committed to donating a total of up to 1% of its gross post office revenues at its 310 NE 25th Avenue location over the next 6 months. Customers will be able to choose from the list of five groups, including The Southeastern Youth Fair.
“In today’s economic environment, this “stone soup” approach to charitable giving seems appropriate and necessary. Nearly all of us have a need for postal services, and now citizens of Ocala can purchase these products and services knowing that Neighborhood Storage Center will give to a community based organization on their behalf,” said Todd Rudnianyn, President of Neighborhood Storage Center. “We are excited about this program because it allows each and every one of us to give, without giving anything up ourselves.”
For every dollar spent in cash or check at the Neighborhood Storage Center post office CPU, Neighborhood Storage Center will donate one cent. “It doesn’t sound like a lot, but the pennies really add up,” said Tammy Cotton, post office CPU manager. “Our goal over the next 6 months is to give $2,500 back to the community, on our customers’ behalf, and we believe we can do so with the support of Ocala.”
Every customer will have the opportunity include his or her name on a list of contributors to be provided to each of the five organizations supported through “Save more than your stuff…”.

Keypad Access at 19th Ave

 


FYI - Today we installed the first of several coded keypad access locks at the 19th Avenue facility. These are way cool! Each customer gets their own code and the locks have an audit trail that we can go back and look at to see who came in and at what time. The lock holds 100 codes so it is plenty for each of the 3 climate controlled sections at this facility.

The I-75 and Highway 40 location has nearly completed the process of getting an upgrade. The building was painted gold and the doors a forest green. The fencing and access were maneuvered so that customers can access both the outside parking area and the self storage portion from one point. Information on facility amenities, unit sizes, contact information and how to rent were placed on the building. Stop by and take a look sometime!

Neighborhood Storage Center announces USDA as Major Tenant at 25th and 3rd

Neighborhood Storage Center, a Ocala-based commercial property manager, has signed a 5-year lease with the United States Department of Agriculture (USDA)-Rural Development at its newest project – 25th and 3rd.
The USDA will lease a majority portion of 2441 NE 3rd Street, Ocala, approximately 5,600 square feet consisting of 25 rooms to be shared between Rural Development (RD), Natural Resource Conservation Service (NRCS) and Farm Service Agency (FSA). To accomplish this, a comprehensive internal restructuring of the building was necessary including the utilization environmentally friendly design.
“We are excited to incorporate the latest in energy efficient design into the 25th and 3rd project. Low energy windows, occupancy sensors and recycled components all contribute to the energy efficient nature of the building, and a reduction of our overall carbon footprint,” said Todd Rudnianyn, President of Neighborhood Storage Center.
The building sits adjacent to Neighborhood Storage Center which also houses a U.S. Post Office Contract Postal Unit, at 310 NE 25th Avenue.
The anticipated occupancy date is January 1, 2009.

Neighborhood Storage Offers Convenient Way to Keep Holiday Surprise Under Wraps

OCALA, Florida – This holiday season Ocala resident Amanda Perry originally found it hard to keep friends from ransacking her room for the gifts she says are “perfect”. Now she has them out of her place -- and into a self-storage unit, like those offered by locally owned and operated Neighborhood Storage Center -- to hide the gifts until Christmas Eve.
During the holiday season, the spaces often used to store business inventory, furniture and household items are becoming temporary locations to hide and wrap gifts for kids and larger items like televisions, computers, and cars for adults.
"It’s a great idea because then you don’t have to worry about people finding presents," said Perry. "You can still have the element of surprise on Christmas."
Bonnie Benton, who manages one of the thirteen Neighborhood Storage Centers in the Ocala area, said the closets were especially popular at her facility last year. In addition to the Santa’s Closets she organized free photos with Santa Claus to be offered at the Belleview Neighborhood Storage Center during the holidays. “It is exciting to share in the joy of the holiday season with our customers.“
Mike Scanlon, president of the Self Storage Association, said the storage industry's busiest time is from spring through fall when people are most likely to be moving, though there is a bump in business around the holiday season. "There’s not many places to hide that stuff around the house if it's a bike or some kind of sporting good item, things you just can't hide in the back of a closet," Scanlon said.
At Neighborhood Storage Center Santa’s closets start at 50 cents per day. During the month of December, if a new customer donates a toy to Toys for Tots, the facilities will waive the $10 administrative fee. “It really is a small price to pay for keeping the Christmas spirit,” smiled Benton.
